How Much Can You Save With BetterNest?
Before we can know how much you'll save with BetterNest, we have to have an idea of what you would spend if you sold your home with a traditional real estate agent. While there is no universal set commission for real estate services, historically, commission rates typically fall between 5% and 7% depending on the agent that you contract to list your home.
Let's say that you agree to pay a traditional realtor 6% commission to list and sell your house. The listing agent that you hire typically offers half of that commission (3%) to any other agent who is able to find a buyer for the home. If there is no buyer's agent, then the listing agent typically keeps the entire commission and oversees both sides of the transaction.
For example, if you were to sell your home for $500,000 at a 6% commission rate, you would pay $30,000 in commissions with $15,000 going to the listing agent and $15,000 going to the buyer's agent. If there is no buyer's agent, then the Listing Agent would get the full $30,000.
At BetterNest, we provide all of the same services (and in many cases more) that a traditional listing agent offers, but we provide them for a Flat-Fee of only $7,500. That means, on that same $500,000 sale above, you would pay half ($7,500) of what you would pay most traditional agents ($15,000) for the listing side of the transaction, and how much you want to offer to pay a buyer's agent is completely up to you. You don't have to offer anything if you don't want to, but we typically recommend offering no less than 2% and no more than 3%. Again, it is completely up to you on how much you want to incentivize local buyer's agents to show your home.
If there is no buyer's agent, then we will handle both sides of the transaction for an additional $2,500 putting your total cost at only $10,000 and saving you even more money (see the savings chart below).
So, how much can BetterNest save you? The chart below shows how much you can save with BetterNest compared to a Traditional Agent if they were to charge you 6% vs BetterNest at $7,500 and a buyer's agent commission of 3%. It also shows how much more you can save if there is no buyer's agent and BetterNest handles both sides of the transaction for you and the buyer.
