We are a Full-Service real estate listing company that charges a Flat-Fee instead of a percentage for our listing services. We specialize and operate in the Florida Counties of Hillsborough, Pinellas, Pasco, Polk and Manatee.
How Much Do Your Listing Services Cost?
It is Free to List, and then you pay us a Flat-Fee of $7,500 at Closing. We also highly recommend that you offer a commission to Buyer's Agents as well.
What's Included for $7,500?
How Much Should I Offer to Buyer's Agents?
How much you offer is completely up to you, and there is no minimum required, but historically, Buyer's Agents in the Tampa Bay area have typically received between 2-3.5%.
What If the Buyer Doesn't Have an Agent?
The National Association of Realtors estimates that 9 out of 10 buyers use an agent, so it is highly likely that your buyer will have representation. If they don't, then great! That will save you even more money! The buyer's agent's job once we go under contract is to coordinate with the lender, title company, inspector, appraiser, surveyor and ensure the buyer is providing information in a timely manner so that we can close on time. In the event that the buyer has no agent, we will handle the buyer agent duties from contract to close for an additional $2,500 on top of the $7,500 for a total of only $10,000 to sell your home! How much can this save you? If you sold your house at $500k and paid 6% total between the listing and buyer's agents, you would pay $30,000 in commissions. If there is no buyer's agent, and BetterNest handles both sides of the transaction for you, then you would only pay $10,000 total and save $20,000 in commissions! See Savings Chart
What If I Cancel or the Home Doesn't Sell, Do I Still Pay?
No, you will not be required to pay the $7,500 if you cancel or the home doesn't sell (with a few exceptions), but we do incur marketing costs for the Photos, Aerial Photos, 3D Virtual Tour, Video Walk-through, etc... So there is a small cancellation fee of $199 to help us recoup a portion of those costs. If you cancel prior to us completing the photography then there is no cancellation fee.
What Are the Few Exeptions for Cancelling?
The only time that you wouldn't be able to cancel is if you are currently under contract. The contract would need to be terminated prior to cancelling. The only time you may still owe the $7,500 after cancelling is if you sell to a buyer that we introduced you to during the listing period within 6 months of cancellation. Other than those situations, it is just the $199 cancellation fee and nothing else.
How Long Will the Home Be Listed?
The listing is for 6 months, but our goal is to get your home sold much faster than that. We get paid when the home sells, not up front, so it is in our best interest to get your home sold as quickly as possible. That is why we employ all of the latest marketing techniques in order to get your home in front of as many potential buyers as possible and get it sold fast.
How Can You Do This For So Much Less Than a Traditional Agent, Do You Provide the Same Service?
At BetterNest, we provide the same services that Traditional Full-Service Agents do, we just don't over-charge you for them. You'll receive a Professional Listing Consultation with a Comparative Market Analysis and Advice on Preparing Your Home. We provide up to 100 Professional Photos including Aerial Drone shots, a Video Walk-through and a Matterport Virtual Tour. Your home will be Listed on the Local MLS and also Listed on Hundreds of National Sites incl. Zillow, Realtor & Homes.com
